Venetian Plaster in Miami Beach — Coastal Durability
Miami Beach’s coastal environment is one of the harshest in the country for interior finishes. Salt air, humidity, and constant temperature swings break down paint, corrode metal, and grow mold. Venetian plaster performs differently — because it’s mineral-based, breathable, and unaffected by salt.
For homeowners in Miami Beach, Venetian plaster offers a finish that can withstand the coastal climate while adding the sophistication and elegance that the neighborhood’s design heritage demands. From Art Deco condos in South Beach to waterfront estates in Bal Harbour and Surfside, Venetian plaster elevates interiors in a way that lasts.
Exotic Wall Finishes has been applying Venetian plaster in Miami Beach since 2015. Our founder, Gian Carlo Sagasti, is a Novacolor Global Ambassador (2017) and has been working with Italian lime plasters since 2003.

Why Venetian Plaster Works in Miami Beach
Salt Air Durability
Salt air corrodes metal, dulls finishes, and breaks down paint. Venetian plaster is unaffected. Lime and marble dust are mineral-based — they don’t react to salt. A properly sealed Venetian plaster wall on a Miami Beach property will outlast multiple repaint cycles.
Humidity Resistance
Lime is naturally breathable and alkaline. It allows moisture vapor to pass through the wall rather than trapping it inside. This prevents mold and mildew — critical in Miami Beach’s humid climate.
Mold and Mildew Resistance
Lime’s alkaline pH (12–13) creates an environment where mold cannot grow. Even in bathrooms, kitchens, and coastal properties where humidity is constant, Venetian plaster resists biological growth.
Seamless Finish
No grout lines, no seams, no wallpaper edges. Venetian plaster creates a continuous surface — ideal for modern and Art Deco interiors alike.
Timeless Aesthetic
Miami Beach’s design language spans Art Deco, Mediterranean Revival, and modern luxury. Venetian plaster fits all of them and has been used in the neighborhood’s most prestigious homes, hotels, and restaurants for decades.

Step 3 — Base Coats. Apply 2–3 base coats of lime putty, each troweled thinly and allowed to cure.
Step 4 — Finish Coats. Apply 2–3 layers of pigmented Venetian plaster, burnished to the desired sheen.
Step 5 — Sealing. Apply a breathable sealer or natural wax — or marine-grade sealer in coastal applications.
Step 6 — Final Inspection. Walk the project with the client and provide care instructions.
