Lime wash is a breathable, mineral-based wall finish made from hydrated lime, water, and natural pigments. It creates a soft, matte surface that feels calm, warm, and organic — ideal for a bedroom retreat. Unlike paint, lime wash doesn’t trap moisture or emit VOCs. It’s naturally mold-resistant and creates a healthier indoor environment.
In Miami’s humid climate, bedrooms are vulnerable to mold, mildew, and stale air. Lime wash performs differently — because it’s mineral-based, breathable, and alkaline. It allows the walls to breathe, resists mold, and creates a serene, restful atmosphere.
Exotic Wall Finishes has been applying lime wash in Miami since 2015. Our founder, Gian Carlo Sagasti, is a Novacolor Global Ambassador (2017) and has been working with lime-based finishes since 2003.
Lime wash allows moisture vapor to pass through the wall rather than trapping it inside. In Miami’s humid climate, this is critical — trapped moisture leads to mold, mildew, and poor indoor air quality. Lime wash prevents this.
Lime wash is made from natural materials — lime, water, and mineral pigments. It contains no VOCs, no solvents, and no synthetic chemicals. This makes it safe for bedrooms, nurseries, and anyone sensitive to conventional paint fumes.
Lime’s alkaline pH (12–13) creates an environment where mold and mildew cannot grow. Bedrooms on exterior walls — which are most exposed to Miami’s humidity — benefit the most.
Lime wash has a soft, matte, slightly mottled appearance that reads as serene and grounded. It doesn’t compete with furnishings or artwork. It creates a quiet backdrop that supports rest.
Lime wash doesn’t peel like paint. It calcifies into the surface and ages gradually. If it wears, it fades rather than cracking or flaking.

Over a decade of applying lime wash in South Florida’s climate.
We assess the room, substrate, moisture levels, and lighting, and discuss color and finish direction.
Repair cracks and imperfections. Clean and prime with an alkali-resistant primer suitable for lime. Mask and protect furniture, floors, and trim.
Apply 2–3 coats of lime wash by brush or roller, building color and texture gradually. Allow drying between coats.
Apply a natural wax or breathable sealer for added protection. In bedrooms, a matte natural wax is often preferred.
Walk the room with the client, review under natural and artificial light, and provide written care instructions.

It depends on the paint. Lime wash needs to soak into a mineral surface. Painted walls may need to be stripped or prepared.
Dust with a soft cloth. For marks, use a damp cloth with mild soap.
Yes. It creates a soft, enveloping finish.
For breathability, mold resistance, and non-toxic performance, yes. Paint offers a wider color range and lower upfront cost.
