Lime wash is made from hydrated lime (calcium hydroxide), water, and natural pigments. It’s related to lime plaster, but it’s thinner and applied more like a paint — except it doesn’t behave like paint.
When lime wash is applied to a mineral surface (plaster, masonry, brick, stone, or previously lime-treated walls), it penetrates the surface and reacts with carbon dioxide in the air through a process called carbonation. Over days and weeks, it converts back into calcium carbonate — essentially turning back into limestone. This is why lime wash hardens, ages gracefully, and lasts.

Miami’s humidity is one of the toughest environments in the country for interior and exterior finishes. Paint peels. Wallpaper bubbles. Drywall grows mold. Lime wash performs differently — because it’s mineral-based and breathable.
Lime wash allows moisture vapor to pass through the wall rather than trapping it. This is critical in Miami, where trapped moisture leads directly to mold, mildew, and structural damage. Painted walls trap moisture against drywall — the perfect environment for mold growth.
Lime wash is alkaline (pH 12–13), which prevents mold and mildew from growing. In bathrooms, kitchens, laundry rooms, and coastal properties, lime wash resists the biological growth that plagues painted surfaces.
For homes in Miami Beach, Bal Harbour, Key Biscayne, and Sunny Isles, salt air damages paint, metal, and many finishes. Lime wash is unaffected. Lime and mineral pigments don’t react to salt. A properly applied and sealed lime wash on a coastal home will outlast multiple repaint cycles.
Miami has a rich stock of historic homes — particularly in Coral Gables, Coconut Grove, and the Roads — many of which were originally finished with lime-based products. Lime wash cannot be applied over most paints because it needs to soak into a mineral surface. We assess and advise during consultation.
Lime wash is applied in 2 to 3 coats, depending on the desired opacity. Each coat is applied by brush, roller, or spray and then worked in — sometimes with a brush or trowel to create texture. Between coats, the surface is allowed to dry but not fully cure.
The result is a soft, layered finish with subtle variation — not a flat, uniform color.
For interior applications, we often finish with a natural wax or breathable sealer. For exterior applications, we use a breathable mineral sealer that protects against rain while allowing vapor to escape.
We walk the project with the client, review the finish under natural and artificial light, and provide written care instructions.
